If you take a lease, you should meet all its obligations (including payment of rent and carrying out repairs) until the lease ends; even if you move out of the premises or your business fails. Ending occupation early is only possible if the lease allows it. The original tenant may be responsible if a subsequent tenant fails to meet these obligations. It is thus important to get the rent and other terms right at the outset.

If you occupy residential property on a long lease and wish to enfranchise or are a Landlord with tenants seeking to enfranchise, bValued can advise you. This may include representing you at Tribunal.

Tenants should comply in good time with the various steps required by their rent review clause. Otherwise the rent that the landlord asks may apply automatically.

Likewise with the lease renewal process - business tenants should comply with the timetable or they may lose their statutory right of renewal.

Tenants, who occupy parts of larger leased buildings, may pay in addition to their rent a service charge to cover the cost of services that their landlord provides. Service charges for business premises are not regulated by legislation. So tenants with their chartered surveyor's help, should ensure before they take a lease, that they are happy with the information they will receive on expenditure, which will be charged to them. Where a building deteriorates at the tenant's fault a claim for dilapidations may be made. bValued can advise landlords or tenants in these circumstances and shall comply with the RICS Guidance Note "Dilapidations".
